A detached garage is a small building. It still needs a foundation, a code compliant structure, a permit and a plan for where the water goes.

Detached garages, workshops and outbuildings are appealing projects because they are self contained. There is no existing structure to match, no household to work around, and the schedule does not depend on an occupied house.
They are also the projects most often built without permits, on inadequate footings, with framing that would not pass review. That works until the building settles unevenly, the doors stop closing square, or the property is sold and an unpermitted structure appears on the inspection.
We build them as buildings: real footings below the frost line, a slab designed for the loads on it, framing to code, and a permit on file.
Typical Project Scope
A typical detached structure scope includes:
- Zoning review: setbacks, maximum size, height limits and lot coverage
- Site evaluation, including drainage, access and utility locations
- Drawings and permit application
- Site preparation, excavation and grading
- Footings below the frost line and foundation or thickened edge slab
- Concrete slab with appropriate base, reinforcement and control joints
- Framing: stick built or post frame depending on the structure and use
- Roof framing, sheathing and roofing to match or complement the house
- Siding and trim, coordinated with the existing home exterior
- Overhead doors, openers, service door and windows
- Electrical: subpanel or circuits, lighting, receptacles and exterior lighting
- Insulation and interior finish where the building will be heated or used as workshop space
- Heating provision where the use requires it
- Apron, approach and grading away from the structure
- Final inspection and closeout

Zoning determines what is possible
Maximum accessory structure size, height, setbacks and total lot coverage vary by municipality and by zoning district. In some townships an oversized garage requires a variance. We confirm what the parcel allows before a size is settled on.
Foundations sized for Michigan
Footings have to reach below the frost line. A slab poured on grade without proper footings will move with freeze and thaw, and the visible result is doors that stop operating and cracks that keep opening. This is not the place to economize.
Stick built or post frame, chosen deliberately
Post frame construction is efficient for larger spans and agricultural style buildings. Conventional stick framing is usually the better match for a garage intended to look like part of the house. We pick based on use, appearance and site rather than on habit.
Plan the power now
Running a feeder to a detached structure is straightforward during construction and disruptive afterward, since it involves a trench across the yard. Even if the building will start unheated and lightly used, the conversation about future power belongs at the front.
Construction Considerations
Drainage and grading
A new structure changes where water goes. Roof runoff has to be directed away from both the new building and the house, and the grade around a slab has to fall away from it. On flat lots this needs deliberate planning rather than an assumption.
Driveway and approach
A garage needs a usable approach. Extending or widening a driveway, managing the transition to the existing surface, and providing turning space are all part of a garage project even though they are not part of the building.
Heated and conditioned space
A garage used as a workshop is a different building from one used for storage. Insulation, air sealing, a heat source and often a different slab detail are involved. Deciding this before framing is much cheaper than converting later.
Second floor and loft space
Storage above a garage is a common request. If the space is going to be used for anything more than light storage, the floor system has to be designed for it, and stairs have to meet requirements. Trusses selected for a simple roof will not carry a usable second floor.
Planning This Project
Garage projects have a shorter preconstruction phase than an addition but still require zoning confirmation, drawings and a permit. Building them in the construction season means starting the paperwork earlier than most homeowners expect.
It is worth deciding at the outset whether the building will eventually be heated, powered or finished. Insulating and running conduit during construction costs a small fraction of adding those later.

How big a garage can I build?
Zoning decides it. Most municipalities set a maximum accessory structure size, a height limit, setbacks from property lines, and a total lot coverage percentage. Those vary meaningfully across Oakland, Washtenaw and Livingston counties. Praxis Building Group confirms your parcel's limits before design, and where a variance would be required, says so early.
Do I need a permit for a detached garage?
Yes, in essentially every Southeast Michigan jurisdiction. Permits exist so the footings, framing and any electrical work get inspected. An unpermitted structure also becomes a problem at resale, when it appears on an inspection report or fails to appear on the property record.
Can the garage match my house?
Usually, and it is worth doing. Matching the roof pitch, shingle, siding, trim detail and window style makes a detached structure read as part of the property rather than as an object placed on it. The cost difference is smaller than most people expect.
Can you build a workshop or a heated garage?
Yes. That changes the building: insulation, air sealing, a heat source, usually more electrical capacity and often a different interior finish. It also affects the slab detail. Deciding it before framing is significantly cheaper than converting an unconditioned garage afterward.
