Service area is not just a radius. Housing stock, lot conditions and local permitting vary meaningfully across Southeast Michigan, and they change how a project gets planned.

Oakland County

Highland, Milford, White Lake, Commerce Township, Novi, Northville, Bloomfield Hills, West Bloomfield, Birmingham and the surrounding communities. Housing stock ranges from mid century ranches and lake cottages to large newer subdivisions, which means very different framing, mechanical and permitting conditions from one street to the next.

Washtenaw County

Ann Arbor, Saline, Dexter, Chelsea, Ypsilanti and surrounding townships. A high proportion of older homes, historic districts and neighborhoods with tight lots, mature trees and limited site access, all of which affect how a project is staged.

Livingston County

Local permitting

Permits Are a Local Question

Michigan residential construction is governed by state adopted codes, but they are administered locally. The building department that reviews a Highland Township project is not the one reviewing an Ann Arbor project, and the two do not always want the same documentation, the same drawing detail or the same inspection sequence.

Practical consequences worth knowing before you plan a schedule:

  • Review timelines differ by jurisdiction and by season. Spring and early summer are slower nearly everywhere.
  • Structural changes, additions and new construction usually require drawings and sometimes engineering. Cosmetic work usually does not.
  • Electrical, plumbing and mechanical work generally carry their own permits and inspections separate from the building permit.
  • Historic districts, lake frontage, wetlands and septic systems each add a review layer that has to be planned around, not discovered later.
  • Homeowners associations are separate from municipal review and have their own approval timelines for exterior work.
